Duplex House Design on a 30x40 Site in Chitradurga - Fort Sketchs, Chitradurga

Most residential sites in Chitradurga are 30x40 feet, which is 1,200 sq ft. It is enough for a comfortable duplex for a family of four to six, provided the plan respects the site and does not try to squeeze in everything at once. This guide is based on the duplex homes we have designed and built here.

How much can you build?

Municipal setbacks on all sides reduce the footprint to roughly 900 to 1,000 sq ft. Over a ground and first floor, that gives about 1,800 to 2,100 sq ft of built-up area, plus a head room and terrace above. The exact numbers depend on the current sanction rules, which we confirm for every site before drawing a line.

A layout that works

  • Ground floor: covered parking for one car and two-wheelers, living room, dining, kitchen with utility, one bedroom with attached bath, and a common toilet. This floor should work for elderly parents without using the stairs.
  • First floor: two or three bedrooms, one of them a master suite, a small family lounge at the top of the stairs, and a balcony that faces the better view or the cooler side.
  • Terrace: a head room that can become a study or puja room later, and space for the water tank, solar panels and drying clothes.

Corner sites are a gift

A corner plot gets light and air from two sides and allows a more interesting elevation. Serenita is a duplex on a corner site where we used that second frontage for large windows and a clean, minimal facade.

Light and ventilation on a tight plot

With neighbours close on both sides, light has to come from the front, the back and the top. A small internal courtyard or a skylight above the staircase changes a house completely. Cross ventilation, with openings on opposite walls, keeps rooms cool through a Chitradurga summer without depending on air conditioning.

Vastu on a small site

  • A staircase that eats 120 sq ft on every floor. A well-designed stair needs about 70 to 80.
  • No parking, or parking that blocks the main entrance.

  • Choosing the elevation first and forcing the plan to fit it.

A 30x40 plan that works in Bengaluru does not automatically work in Chitradurga. The sun here is harsher and the air drier, so west-facing bedrooms without shading become uncomfortable by April. Wind is reliable from the south-west for much of the year, which is why openings on opposite walls make such a difference. And many plots sit on rock, so the foundation and plinth design should be settled before the layout is frozen; it can change where the stairs and the car go.

Budget for a duplex on a 30x40 site

Stairs, parking and the plinth

Three small decisions decide whether a 30x40 duplex in Chitradurga feels generous or cramped. Put the staircase against a side wall with a skylight above it, so it lights the middle of the house instead of eating it. Plan the car space first, not last, because a car that does not fit will end up on the road. And settle the plinth height against the road level and the rock beneath early, so that the entrance steps, the parking slope and the drainage all work together.
