Building a house is usually the biggest thing a family spends money on, and the person you hire to design and build it matters more than any tile or paint you choose. These are the questions we would ask if we were in your position, whether you end up working with us or not.
1. Have you built in Chitradurga before?
Local experience means knowing the municipal sanction process, the soil and rock conditions, which contractors and material suppliers are reliable, and what the weather does to a building here. 2. Can I visit a finished house?

3. What drawings will I actually receive?

4. Who handles the plan sanction?
Someone has to prepare and follow up the municipal approval. Make sure it is clear whether the architect does this, and whether fees are included in the quote.
5. Who supervises the site, and how often?
Drawings only work if someone checks that the site follows them. Ask who visits, how often, and who you call when a question comes up on a Sunday.
6. How are payments staged?
A good estimate is split into stages tied to visible progress: foundation, plinth, slabs, brickwork, plastering, finishing. Avoid large advances that are not linked to work done.
7. What happens when I change my mind?
You will change something. Ask how changes are priced and documented, so a small request does not become a large argument.
8. Design and construction under one roof, or two contracts?
